What happen if I cancel my reservation after I paid my booking fees and deposit?

When you pay your booking fees and deposit, you commit yourself to rent the room you picked, and Student Room Flat makes sure the landlord saves that room for you. (check landlord obligation to keep your room once booked *) 
 

If you already paid your booking fees and deposit and/or first rent, you can still change your mind and cancel your booking, but please note that booking fees are never refundable and that the following conditions will apply: 

  • If you cancel your booking more than one month before the date of arrival, the deposit and/or first rent (if applicable) will be paid back to you. Booking fees will be kept by Student Room Flat. 
  • If you cancel your booking between 15 days and one month before the date of arrival, the deposit will not be paid back to you but will be paid to your landlord as a compensation of your late cancellation. Booking fees will be kept by Student Room Flat. If you already paid your first rent, it will be paid back to you. 
  • If you cancel your booking less than 15 days before the date of arrival, the deposit and first rent will not be paid back to you but will be paid to your landlord as a compensation of your late cancellation. Booking fees will be kept by Student Room Flat.
